Sabra Health Care REIT has strengthened its sustainability strategy through major investments in clean energy, resource efficiency, healthcare technology, and employee well-being, according to its 2025 Sustainability Report.
Since 2022, the company has invested more than $104 million in portfolio modernization, including over $5.6 million during 2025 for sustainability and operational efficiency initiatives. The company continues to align its ESG strategy with SASB, GRESB, and TCFD reporting frameworks under the oversight of its Board of Directors and Sustainability Steering Committee.
Rick Matros, Chief Executive Officer, said the company has transformed sustainability pilot projects into measurable outcomes while continuing to strengthen its communities and healthcare real estate portfolio through practical innovation.
Sabra Health Care REIT Sustainability Report 2025 indicated that the company has expanded energy efficiency initiatives across its managed senior housing communities during 2025. Inverter heat pump retrofits completed at three senior housing communities in Texas delivered energy efficiency improvements ranging from 30 percent to 44 percent, reducing Scope 2 greenhouse gas emissions, lowering operating costs, and easing pressure on the electricity grid.
Water conservation projects also produced significant environmental benefits. AquaMizer technology is saving more than 3.3 million gallons of water annually across pilot communities, while HydroPoint smart irrigation systems reduced toilet water consumption by up to 51 percent and irrigation water use by as much as 31 percent.
Operational efficiency improved through the deployment of 110 SoftBank Robotics autonomous floor-cleaning systems across all managed senior housing properties. During 2025, the robots completed approximately 24,530 operating hours and cleaned more than 98.5 million square feet, allowing caregivers to spend more time supporting residents.
Renewable energy remained a major focus throughout the year. Sabra launched community solar project at Provincial Glenville community in Glenville, New York – aiming to reduce building electricity costs by approximately 10 percent while supporting additional renewable energy generation.
The company launched its first on-site solar photovoltaic and battery energy storage project at the Las Brisas senior housing community in San Luis Obispo, California. Scheduled to become fully operational during the fourth quarter of 2026, the combined solar and battery storage system is expected to supply more than 75 percent of the property’s annual electricity requirements.
The company strengthened climate transparency through independently verified greenhouse gas reporting. During 2025, Scope 1 emissions totaled 7,280 metric tons of CO₂ equivalent, compared with 6,694 metric tons in 2024, while Scope 2 emissions increased to 17,027 metric tons of CO₂ equivalent from 14,798 metric tons a year earlier. Combined Scope 1 and Scope 2 emissions intensity measured 0.0042 metric tons of CO₂ equivalent per square foot.
Electricity consumption reached 52,616,620 kilowatt-hours, equivalent to 9.03 kilowatt-hours per square foot, while natural gas usage totaled 1,361,883 therms, or 0.23 therms per square foot. Total water consumption reached 210,000 thousand gallons, equal to 36.05 thousand gallons per square foot. The company’s greenhouse gas inventory was independently verified by Cventure LLC and VCA Green.
Sabra also expanded digital healthcare technologies to improve resident safety and operational efficiency. DS Smart Vitals technology has now been deployed across 35 senior housing communities, capturing more than 91,000 accurate vital sign readings. Fall-detection technology has expanded to 15 communities, supported by a research partnership with the Well Living Lab. Emergency call notification systems piloted across four communities help caregivers save approximately 77 working hours every month through faster response times and streamlined workflows.
